Canadian Commercial Ventures has acquired 17 acres of land within the city limits of Chestermere, Alberta; the parcel is located roughly 5 minutes East of Calgary, on the SE corner of Highway 1 and Rainbow Road, and includes 1300 feet of highway frontage. Additionally, the parcel is considered a “Gateway” for the City of Chestermere, located beside the new community of Waterbridge, a 512 hectare residential and commercial development which is expected to break ground in 2017/2018.
CCV intends to build an institutionally sized, diversified class ‘A’ facility in three phases, that at full buildout will include approximately 72,000 square feet (net usable space) of permanent self-storage, and approximately 275 lots for RV and boat storage. Phase 1 is expected to consist of 10,000 – 20,000 sqft of portable storage units and roughly 275 RV and boat stalls. Phase 2 will develop roughly 55,000 gross sqft, or 40,000 net sqft of self-storage, comprising both heated and non-heated units. The third and final phase will complete the permanent storage facility with an additional 40,000 sqft expansion.
StoreWest is building an institutionally sized, diversified Class A self-storage facility that, upon completion, will include approximately 83,000ft.² of net rentable space, as well as what will become one of Calgary’s largest and most sophisticated car and truck washes.
The 115,000 ft2 (gross build out) multi-storey self-storage building will be Calgary’s first facility with an interior drive-through unloading area. The state of the art car/truck wash will contain one of Calgary’s largest car wash tunnel at 110 feet, a 7 bay self-serve wand wash area, 2 self-serve truck wash/detailing bays, and Calgary’s only automated public truck wash.
